This Mid Century Modern Home was lovingly renovated and expanded to the Ideals of the Mid Century Modern Original Theory.
Barton Hills residents historically included many University Professors and they were free thinkers and their homes were the cutting edge of technology. They had built in Television Wiring and Air Conditioning.
The Barton Hills subdivision was the "Parade of Homes" Tour in 1956 and
their claim to fame was the first all air conditioned subdivision... and the area was the first City of Austin Incorporated area South of the Colorado River, history in the making!
Today, This Architectural Home (which was owned by University of Texas Professor Britt since the mid-fifties) is only 3 minutes from Zilker park, 5 minutes the restaurants of Barton Creek, 7 minutes to Downtown or SoCo. You can be at the Austin-Bergstrom International Airport in less than 15 minutes. The Whole Foods Corporate Flagship Store is 7 minutes away. All that is Austin is in your back yard.
The American Institute of Architects, Austin Chapter, Selected and Featured this Home on the Austin AIA 2008 Tour of Homes. The Austin AIA Tour is the most popular of all AIA Tours across the Nation, as measured by Ticket Sales Volume as we were told when Rae Dell was Selected.
The AIA is very selective for Efficient, Practical and Appealing Design. They had their choice of projects all over Austin. After reading the "walking tour" you'll see why they chose Rae Dell. The Cypress Siding was Custom Milled to specifications for this Home and factory sealed with Cabot Stain. There is a Red Iron Bed with drought tolerant plantings and Recycled Glass mulch… and a The Stainless Steel Front Door is a Custom built solid core door. The Doorbell Audio is connected to the Phone System, so you can “answer” the front door from just about anywhere with a cordless phone, even the back yard. In the Entryway, you will find Original Mid-Century Modern Mosaic Tile and new, but reminiscent Saucer Lighting. There is an Art Niche with Recessed Lighting and White Oak Cabinetry, which compliments the eye as it catches the Living room floor, which is Original White Oak, Milled in the 1950’s. Turning right to the Living and Kitchen wing, you find an Original, restored Glass and Mahogany Accent Wall going into the Living Room with Original, resurfaced & sealed White Oak flooring. You see panoramic and custom-cut dual pane, low-e windows looking out to a large back yard. There is a full surround Home Theatre Speaker Package complete with mids, tweeters and a sub-woofer. Over in the Kitchen, because this was a “down to the studs” renovation, we were able to put in a DACOR down-draft Range Vent that “pops up” at the push of a button. There is a 26 Bottle ULINE refrigerated Wine Cellar and a full KITCHEN AID Architect Series Appliance package with Trash Compacter, super quiet Dishwasher with Sanitary cycle and a Gas Range with Sabbath feature. The KRAFT-MADE Cherry Cabinetry was Factory Built and Custom Installed with Full Extension Drawers, including Pan Drawers, all with Blum-Motion pneumatic self-closing mechanisms. There is a special Corner Cabinet Unit and Under-Counter Lighting as well as other special features. The Counter Tops are Staron by LG, custom made and installed by Austin Counter Tops and the back splash is Hakatai Recycled Glass Tile. After seeing what we did with their Tile, Hakatai sent a Representative from the The Kitchen also enjoys a Speaker package, Leaving the Living and Kitchen wing, we come to a short hall with Cork Flooring, modern lighting and Bed 1 and Bed 2 is also off this short hallway, continuing the Cork flooring with Vaulted Ceilings and Speaker packages individually controlled, so everyone can make their own decision if they want to enjoy the whole home Audio. All of the Interior doors are JELD-WEN Solid Core doors with brushed Stainless Steel lever controls. Next, we find the Library, also with Vaulted Ceilings and a Speaker package and Moving into the Breezeway with scored and sealed concrete flooring, we find a sliding glass door to the back yard with a Slate Tile landing and high windows for Natural Light & Privacy. If we go left from the breezeway, we find the Utility Room sporting a Sink, Sorting area, Cabinetry and Electric or Gas hook ups for your washer and dryer. In Architecture, Design and Efficiency meet Style. The simple fact that the Utility is just off the Master Closet is Genius Design. It is efficient and practical. This whole home is so well Designed, it feels and lives like homes much bigger… no wonder it was recognized by the Austin Chapter of the American Institute of Architects. The Master Closet has Custom Maple Cabinetry, also with Full Extension, Blum-Motion self closing drawer pneumatic mechanisms. It has a full Elfa Closet System, 10 foot Ceilings and high windows for Natural Light and Privacy to enjoy. In the Master Bath, there is a large walk in shower with a Curved Hakatai Glass Wall, Travertine Tile and The Flat panel TV in the Master Bath is visible from both the walk-in Shower and the Jetted Tub. It has Custom bentwood Curved Maple Cabinetry, with Quartz CAMBRIA Counter tops, again with full extension drawers and Blum-Motion pneumatic self closing mechanisms and Hakatai Glass Tile Backsplash. The Master Bath also enjoys a Vanity area. All the Mirrors are Custom Cut and Framed, There are 2 Linen Cabinets with Glass inlaid doors and Power plugs to keep daily appliances such as hair dryers off the counter top and cleanly, but easily accessible. There is liberal use of “pocket doors” both for efficiency and period integrity, as well as an outside door to the Master’s Veranda. Through to the Master Suite, you find a small coffee bar with Maple Cabinetry and sink with a Hakatai Recycled Glass Tile backsplash. The Master is Open and Clean with tall ceilings. It features scored and sealed concrete flooring as well as a flat panel TV niche. The Master also sports a Pella Glass Wall that opens to the Master’s Veranda which is also complimented with an Outdoor Speaker package. It is one unit 12 feet wide in three sections. There are Black-Out shades in-between the glass and a roll up screen door. (So it doesn’t impede your view.) The Master’s Veranda has a “Pony” Rock Wall… a partial wall that provides Privacy as well as Architectural detail. It was Custom Built by an old local Austin Rock Mason. He used the Original Rock pattern as displayed on the Front of the Home behind the Red Iron Bed. As we exit the Master, we find the Stairs to the Studio with ample Storage underneath, as well as the Network Control Panel, Audio, Multimedia, Phone, Cable and other electronic junctions. The Stairs have a Custom Steel Railing system, a wide turnaround landing and low-e double pane windows for lots of natural light. As we enter the Studio, we see The Studio has Vaulted Ceilings with an exposed beam and 2 banks of recessed lighting. There is also a “double” fan. There is so much natural light; you only have to use electric lights at night. There are two Commercial grade floor boxes with Power, Computer Network AND USB plugs. (The USB runs from the commercial floor boxes to the Print/Copy Room for Plotters, Printers and other Applications) … and of course a fully built in, individually controlled Speaker package. There is a Copy/Print Room and also an AC vented Storage Room… better than an attic. The View is like a Tree-House. You can take a break and relax on the 6 foot, especially Engineered Cantilever Balcony with an Outdoor Speaker package and Slate Tile flooring. It has Custom Steel Railing to match the new Steel Railing on the original Cantilever Balcony off the Kitchen. The Roof Line was also extended to cover. (Part of that thoughtful Design we’ve been talking about.) From the second story, you have a good view of the large back yard with Custom Designed and Built Modern Fence, low water plantings and Royal Zoysia turf grass. The whole Home, inside and out, is Custom Designed, Built or Installed… in many cases, all three. Open, Warm, Inviting and full of Natural Light. Mid-century modern has sensitive updates What: When Felicia Barron Foster and her husband, Will Foster, first saw this house in the Barton Hills neighborhood near The couple bought the house in 2005 and completed their renovation in March 2007. Originally, the house had three bedrooms, two bathrooms and 1,250 square feet. Now, it has four bedrooms, 31/2 bathrooms and 2,702 square feet. This house was on the AIA Austin Homes Tour 2008. The "Midcentury modern" describes architectural, interior and product design from about 1933 to 1965 in the "We loved the style — it's really what drew us," said Barron Foster, the owner of Barron Custom Design. "We wanted to keep the original floor plan intact as much as possible and do an addition that mimicked the lines of the existing house." The white oak wood floors from the original home were retained, and other elements, such as the mahogany doors, were refinished and moved to a different area. A second-floor studio is a major highlight of the renovation. This room is large, with a high, vaulted ceiling, many windows and doors that open to a private balcony overlooking the backyard. The studio could be used as a bedroom (there is an adjacent bathroom) or as an exercise or play area. Where: Amenities: The kitchen has cork flooring, which is a sustainable material. Pneumatic drawers close with a gentle push from your finger. The kitchen has a farm-style sink with a large commercial faucet, a stainless steel refrigerator/freezer and a four-burner stove. Agent: Will Foster, Goldwasser Real Estate Asking price: $797,700 FYI: This was originally a split-level house. The redesign retains the split level in the front portion of the home. The new two-story addition at the rear includes the master bedroom, master bathroom, utility room and studio, and a breezeway that connects it to the older half of the home. The master bedroom has bottom-up shades, concrete floors, a coffee bar, 10-foot ceilings and 8-foot-high doors. The master bathroom has a jetted tub, double vanities and glass tile. Near the front of the home, the remodeled combined kitchen/breakfast area/living room is striking, with warm orange, green and white colors, custom lighting, large windows, the white oak floors and a cantilevered balcony adjacent to the breakfast area. There is also a small bar with a 26-bottle wine refrigerator next to the living room. The house is near many local attractions, retail shops and restaurants, including Zilker Park, the Austin Nature & Science Center, Sazon, Polvo's and the Alamo Drafthouse on South Lamar Boulevard.

We recognized the Unique Original Mid Century Home, Designed and Built locally in 1956. It had a large Private Lot and very "Good Bones" as they say.
